Some utilities and state programs subsidize audits heavily or offer them free, so check local programs before paying full price. What you are actually buying
The U.S. Department of Energy describes a professional home energy assessment as a room-by-room examination of the house plus a review of past utility bills, often supported by diagnostic equipment. A thorough audit generally includes:
- A visual inspection of insulation levels in the attic, walls, and floors
- A blower door test that depressurizes the house to measure and locate air leakage
- Thermographic (infrared) scanning to find missing insulation and hidden leaks
- An inspection of heating, cooling, and water-heating equipment
- Combustion safety checks on gas appliances in many protocols
- A written report ranking recommended improvements by cost-effectiveness

What drives the price
Home size and complexity. Auditors price partly on square footage and the number of stories, because both add inspection time and affect blower door setup. A 4,000-square-foot house with multiple HVAC systems costs more to assess than a 1,200-square-foot ranch.
Diagnostic depth. A basic visual assessment sits at the bottom of the range. Adding a blower door test, infrared imaging, duct-leakage testing, and combustion safety testing each adds time and equipment, and the price rises accordingly.
Reporting and modeling. Some audits end with a punch list; others include energy modeling software that projects savings for each measure. Regional labor rates. Prices in high-cost metros run above the same service in lower-cost regions, just as with any skilled trade.
Credentials. Auditors certified through the Building Performance Institute (BPI) or RESNET have invested in training, equipment, and quality-assurance oversight, and their pricing reflects it. The trade-off is a defensible, standards-based result.
Free and subsidized audits
Many electric and gas utilities offer free or discounted assessments to customers, sometimes with free air sealing or LED swaps included. State energy offices and Weatherization Assistance Program agencies serve income-qualified households at no cost. These programs vary widely in depth: some are full diagnostic audits, others are brief walkthroughs designed to enroll you in a rebate program. A utility audit is a reasonable starting point. If it turns up problems, or if you plan major work, a paid independent audit from a certified auditor gives you a second opinion that is not tied to selling you upgrades.
DIY assessment: useful, but limited
DOE publishes guidance for a do-it-yourself walkthrough: checking attic insulation depth, feeling for drafts around outlets and window frames, inspecting weatherstripping, and reviewing your bills for seasonal spikes. That costs nothing and can catch obvious problems.
What DIY cannot do is quantify. Without a blower door you cannot measure air leakage, and without an infrared camera you cannot see voids inside finished walls. A DIY check also does not qualify for the federal tax credit, which requires a qualified auditor and a compliant written report per IRS guidance.
Is a paid audit worth it?
DOE's position is that an energy assessment is the first step before investing in upgrades, because it tells you where money is actually leaking. The common failure mode is the reverse order: replacing windows or a furnace first, then discovering the attic and air sealing were the real problem at a fraction of the cost. A few hundred dollars spent on diagnosis routinely redirects thousands of dollars of upgrade spending toward measures with better payback.
An audit is especially worth it when:
- Bills are high relative to similar homes and you do not know why
- Rooms are persistently hot, cold, or drafty
- You are planning HVAC replacement, solar, or an addition
- You are buying an older home and want a baseline
- You want to claim rebates or credits that require documented findings
How to choose and verify an auditor
Look for auditors holding a BPI certification (such as Building Analyst) or RESNET credentials, and confirm the credential directly: BPI operates a public contractor locator, and RESNET maintains a directory of certified raters. Ask which tests are included, whether the report models savings by measure, and whether the audit meets your utility program's and the IRS's requirements if you plan to claim incentives.
